1. Masonry Damage from the Freeze-Thaw Cycle

Practical Tip: A professionally applied water repellent can make a huge difference. It allows the chimney to breathe but prevents water from soaking in. Also, a proper chimney cap is your first line of defense against rain and snow going directly down the flue.
2. Deteriorating or Missing Flue Liners
Many of Bon Air's beautiful, older homes were built before modern building codes required flue liners. A flue liner is a critical safety component—a clay, ceramic, or metal conduit inside the chimney that contains the combustion products and directs them outside. Without a liner, or with a cracked terracotta tile liner (very common in mid-century homes), the intense heat and corrosive byproducts can damage the chimney's masonry and even transfer to the wooden framework of your house, creating a serious fire hazard.
Practical Tip: If you live in an older home and don't know the status of your flue liner, a Level 2 video inspection is essential. We can send a camera down the chimney to see its exact condition and recommend solutions like installing a new stainless steel liner.
3. Blockages from Our Beautiful Trees (and Critters!)
We all love Bon Air for its lush tree canopy. Unfortunately, those leaves, twigs, and pine needles are experts at finding their way into an uncapped chimney. This debris, combined with nesting materials from squirrels and birds looking for a safe haven, can create a dangerous blockage.
